William Richards has 30 years experience in all areas of commercial real estate, including mortgage loan origination, asset management, development, sales, corporate administration and work-out strategies. For a large pension fund manager, Richards has developed over one million square feet of office space and managed a regional portfolio of 63 properties. Richards has staffed, trained and managed a commercial real estate sales operation of 20 agents. He has been an advisor to an owner/developer on a 900,000 square foot multi-building office and 2,000-apartment portfolio.

Mr. Richards holds a Masters in Business Administration from Rutgers University and is a graduate of Trinity College. Richards is a licensed California real estate broker.

John Sullivan has over 30 years of real estate experience. Prior to the formation of Richards/Sullivan Capital Resources, he held a series of senior real estate investment management positions and gained exposure to national markets. Sullivan has been an advisor to pension funds, a REIT and public limited partnerships consisting of more than 100 properties valued in excess of $1.5 billion. Mr. Sullivan has underwritten and restructured loans and joint ventures for new originations and sub-performing properties. He has programmed and directed the dispositions of more than 1.5 million square feet of office and retail space and 850 apartments.

Mr. Sullivan has his Masters Degree in Business Administration from New York University and is a graduate of the Massachusetts Maritime Academy. He holds a Diploma in Real Estate Studies from the Real Estate Institute of New York University. Mr. Sullivan was awarded the Certified Property Manager designation and is a licensed California real estate broker.
